The property sits hidden in a secluded area where many historic Trulli can be found in fields of olive trees, often the ground is just a red sea of poppies, the entire area as far as you can see from the property then resembles a wonderful and very pretty parkland.
The property consists of two buildings and 18,000 sqm of mature olive groves, more is available adjacent to the house, The main house is a fully renovated Trullo with Lamia. The Trullo opposite has been restored to builders finish ("al grezzo") and provides an additional two double bedrooms (one with en suite) and a kitchen.
The main house (70 m2) has a Trullo cone where the bathroom is situated and a barrel vaulted ceiling in the double bedroom (where the pictures show a king size bed currently), at present the lamia part of the house functions as a living room / kitchenette and there is also a single bedroom which would be an ideal study room..
Absolutely everything has been renewed in the main house, including all new bespoke double glazed doors and windows. The main house has also had its Chianche stone roof restored and all joints freshly sealed. Decoration inside is conservative and in keeping with the age of the house, there are nice touches such as exposed stonework, a good sized fireplace with log burning stove and wall niches too.
Outside there is a restored full size walk-in Pizza Oven, fully functional, used also as a wine cantina and a handy larder room as well as for storing wood for the log burning stove, as it is a quite large dry stone structure, easily the size of another double bedroom.
There is an additional tool store / deposito with water supply and drainage, ideal for a utility room. The space formed by the shape of the deposito and the arched wall outside becomes a courtyard for outside breakfasting in the shade.
The main house has its own solar energy system, providing sufficient to run our twin tub washing machine, gas central heating, fridge, TV/sat/DVD, the alarm system, all internal and external lighting as well as pumping water from the well for the bathroom and kitchen. The system is very efficient owing to the use of the highest quality components and best of all there are NO BILLS at all. Since it has been so good, the owners did not require to be connected to mains electricity, but if you do prefer to connect to the grid (or use it as a backup) there is a written quote to connect to a meter at the perimeter of the land for less than 900 euros you can then either ask for a pole in the garden or lay the cable underground.
The access is by a short country gravel road just off a minor tarmac lane leading to San Michele, the traffic is mostly tractors or occasional cars, but they cannot be heard from the house. Closest inhabited property is over 300 metres away, but cannot be seen owing to the slight land gradient.
The area has some very impressive historic Trulli being restored nearby, which will only serve to enhance the property value once completed. The nearest town is San Michele Salentino, about ten mins by car with very nice and friendly bars, cafes, supermarkets, etc. Brindisi airport is 30mins, beaches are 30 mins, tourism has not blighted the region, and only 45 mins away is the White City of Ostuni. The region is popular with walkers, cyclist and horse riders, there are nearby equestrian centres and riding schools, wine tasting and cookery activities are also popular.
Leading through the impressive entrance onto the driveway there is approx 100 metres of private gravel drive lined with Cyprus trees, at the end of which the drive leads two different ways to access the main house and the trullo to restore, which face each other about 80 metres apart. The layout of the buildings is, in our opinion almost unique and lends itself to huge potential once properly landscaped.
